Please read carefully. To get you on the beach as soon as your house is ready, we request that you mail the balance of your rent 30 days in advance of your arrival. Personal checks accepted. Check-in: 3:00 pm.

We love our Island, and the families that we represent love their homes and the Island also. Each home is owned by a different family, each cottage has its own style and unique furnishings. Please remember that while staying in one of our cottages, respect the cottage. All the cottages are different inside and out, if you have any specific needs [i.e., bed sizes, tubs or showers, phone, etc.] please bring this to our attention while making reservations, and we will try to accommodate your needs.

V. I. P. Cards: To show our appreciation and give all our vacationers a taste of the "local flavor" here on the Waccamaw Neck, you wil receive a very special VIP card with your check-in packet. This is offered exclusively to Pawleys Island Realty vacationers.  The VIP card will give you discounts and perks at several unique businesses from Litchfield to Georgetown.   This is not a credit card, but a special "thank you" for vacationing with us. back to top

Seasons & Dates:

Reservations: Once you have selected a house and it is available, we will send a contract to you which must be returned to us within 14 days with a 50% deposit.  The advertised price includes final day maid service and a $25.00 administrative fee to cover guest services and administrative costs.  Nightly rentals are subject to a $100.00 security deposit.  Final day maid service and guest services fee will be added to the nightly rentals.  THE BALANCE IS DUE 30 DAYS PRIOR TO ARRIVAL.  WE DO NOT ACCEPT CREDIT CARDS.   back to top

If you are making a reservation within 30 days prior to arrival, you must send full payment in certified check, cashiers check or money order within 10 days. If you are making the reservation within 14 days prior to arrival, payment must be received within 48 hours. No personal checks. Reservations will be automatically cancelled if not paid.

Payment: We do not accept credit cards; however, we do accept cash, money orders and personal checks [no two party checks]. *PERSONAL CHECKS NOT ACCEPTED IF RESERVATION CONFIRMED WITHIN 30 DAYS. Certified funds or cash are encouraged. back to top

We rent to family groups only: Should a house party occupy a unit, we reserve the right to terminate the rental without refund. This agency reserves the right not to refund deposits, refuse rentals or discontinue occupancy if, in the agent’s opinion, tenant is detrimental to the property. back to top

Tax: South Carolina law requires a sales taxes on all rentals less than 90 days and all related items such as linens, cribs and maid service.  This sales and use tax is 5% thru May 31, 2007.  Effective June 1, 2007, the sales and use tax increases to 6%.   Additional local accommodations taxes 5%.  Any increase in tax by any governmental body will be added to your account as soon as it becomes in effect. back to top

Cancellations: Once the reservation has been confirmed, if you must cancel, notify Pawleys Island Realty immediately in writing. The deposit will be refunded minus a $25.00 cancellation fee.  Your deposit refund will be mailed to you once the replacement check has cleared the bank.  Guest service fee $25.00 and travel insurance are non-refundable,  Every effort will be made to re-rent the unit, but if it cannot be rented, the deposit will be forfeited. Transfers in the same house may be allowed, subject to owner approval.  back to top

Pets: Most houses do not allow pets. We reserve the right to terminate any rental without refund and impose a $250.00 fine if pets are found on premises not allowing pets. Houses allowing pets limit the number: 2 maximum.  Look for the pet friendly icon. back to top

New Construction: We cannot be responsible for homes that may be under construction next to or near the home you rent. The construction may alter the views from existing homes. Please realize this matter is beyond our control. Refunds or substitutions cannot be made. back to top

Travel Protection Insurance:  CSA Travel Protection insurance is an optional service that Pawleys Island Realty strongly recommends.  We advise you to purchase this travel insurance, so you and your family will be reimbursed in cases of unforeseeable events.  This includes protection against loss of vacation time due to mandatory severe storm evaculations, unexpected illness, and has other benefits too numerous to list in this space.  If you choose not to purchase the Travel Plan, NO REFUNDS will be given in the event of any unforeseeable cancellations INCLUDING HURRICANE EVACUATIONS.

Travel Plan charges are automatically added to your advance rental payment.  If you do not wish to purchase the insurance, you may delete the charge by initialing where indicated on the lease.  A brochure describing this service is mailed with every Deposit Request contract. This insurance can be added up to the date we receive your final payment but will not cover any storms named prior to payment date.  Not available after final rent payment.   back to top

Attention Renters! A $25.00 deposit made during your stay can hold your rental for the corresponding week in next year’s season. PLEASE REMEMBER TO SIGN UP DURING THE WEEK BEFORE YOU LEAVE, BECAUSE WE CANNOT TAKE YOUR RESERVATION ON SATURDAYS. These reservations are tentative and subject to approval by the owners. The $25.00 deposit is refundable or transferable only if the unit is not available for the requested time period. If the owners approve the reservations, repeat vacationers with approved reservations will be sent a contract requesting the balance of the 50% deposit in December. You will be given two weeks to confirm your reservation with the deposit. If, after two weeks, the reservation has not been confirmed, the $25.00 deposit will be forfeited and the unit re-rented.  The $25 deposit is not transferabled to another house.

Linens Are Not Provided: Linens are not provided with our homes. You may bring your own or rent them through Vacation Equipment Rentals 800-516-9886 or join the Island Club. Vacation Equipment Rentals will deliver and pick up the linens directly to the house. http://www.ver-sc.com/ 

Rental Linens and  Equipment: Linens, cribs, high chairs, TVs and many other beach items are available through Vacation Equipment Rentals, 800-516-9886 or on their web site at http://www.ver-sc.com/. They will deliver all orders to your vacation rental home and pick them up upon your departure. You will receive a full brochure on Vacation Equipment Rentals with your Deposit Request contract. Advance orders are recommended. Cleaning: All rental prices include a final day clean up.  You are responsible for daily up-keep of the accommodation. Before departing, wash all the dishes, take all trash and garbage to outside trash cans, remove rental linens from beds, lock up the accommodation securely and turn keys in to Pawleys Island Realty Office by 10:00 am. Place rented linens on roadside porch of rental house and remake beds. The linens will be picked up. (Do not remove mattress covers and pillow covers.) back to top

Air Conditioner & Appliance Failure: We cannot guarantee air conditioners or any appliances! No refunds are given for their failure, but we will have them repaired as quickly as possible. back to top

Telephones: Your house phone number is on your contract.  Please charge all calls to your credit card, calling card or to your home number. Do not direct dial or charge any calls to the rental unit. A $5.00 handling charge will be collected on any long distance calls charged to a rental house. Most homes have phone blocks which also block computer internet access to long distance numbers. Call our office or your internet service provider for information on local or toll free internet access numbers.

Internet Access:  Please gain internet access through a local or toll free number.  Yu can obtain this from your internet provider.  We are listing numbers for some of the most commonly used:   AOL  545-0714;  Earthlink 485-0020;  Verizon  545-5612;  PeoplePC  461-4335.  Numbers connecting through Myrtle Beach exchanges will incur charges.   back to top

Lost Keys: Your group will receive 2 sets of keys at check-in.  If the vacationer or guest loses a key during their stay, vacationer is responsible for cost of re-keying house. Price is $75.00. Payable at Check-out. back to top

Messages and Mail: If your unit does not have a phone, we will be glad to take messages and keep them at the front desk located at the office. Mail can be sent to you in c/o Pawleys Island Realty, P. O. Box 306, Pawleys Island, SC 29585. Be sure to check with the office for mail if you leave this address. Fax available at The UPS Store. Lost & Found:   Any items left behind will be placed in our lost and found for 30 days.  Items will be donated to a local charity if not claimed within this time.  Pawleys Island Realty will be happy to mail back the items at the vacationer's expense with a $10 handling fee.  back to top

Maximum Occupancy:  is listed under each home.  This number reflects the owner's policy regarding the maximum number of people permitted.  Infants in cribs are not counted toward this number.   back to top

Unit For Sale: If your rental unit is placed on the sales market, we may need to show the property while you are there.  We willmake every effort not to interupt your stay, but may have to set up a convenient time to show.  If the property sells and becomes unabailable for rent, you will be contacted immediately.  We will make every effort to find you other accommodations or give you a full refund.   back to top

Grills: If you use a grill at the rental unit, it must be kept away from the house.  Absolutely no grilling on wooden decks or porches.  These are fie hazards.  Check for designated grilling areas.    back to top

House addresses: All our houses have red, white and blue Pawleys Island Realty rental signs. The houses have a town address which is indicated in the brochure. It is also posted on the house. back to top

No-Smoking: Some owners have designated their property as NO SMOKING.  We ask that you limit smoking to outside all our vacation homes.  Please pick up any smoking debris.  back to top

Nightly Rentals:   November through March, some homes can be rented by night.   Click here to go to Nightly Rentals

• Price shown reflects off season nightly rate excluding holidays. Nightly prices vary depending on the season. Two night minimum stay. Nightly rental reservations can be made no more than four weeks prior to arrival from April through October.

• If reservation is made within 30 days of arrival, payment must be made with certified funds, travelers check or cash.

• Final day clean up and administrative fee will be added to rental amount. Please verify your total cost when you make the reservation.

• $100.00 deposits to be refunded within 14 days of check out.

Most leases begin October 1 and end March 31. The base monthly rent is listed below, but does not include utilities.  The tenant must reimburse the owner for all expenses related to utilities.  Some homes may be available at a higher rate for rental periods less than six months.

Since some properties may not rent until later in the season , we may continue to try and rent these homes on a weekly basis, therefore the terms of each lease may vary. Call office for details 800-937-7352.  back to top
